What's Changing Downtown

Checked 16 October 2026

The short answer

What's changing in Downtown Fredericksburg?

Some of it is decided: the City's real estate tax went up 4¢ for 2026–27 and water rates rose 8% and sewer rates 6% to 8%, and a state law makes accessory dwelling units a permitted use in single-family districts from 1 July 2027. Some of it is still a plan: a new parking deck between Caroline, Sophia and Frederick, a bigger train station, and converting some one-way streets back to two-way.

What's decided and what's still a plan?

The trade-off

What's the trade-off?

Plans don't move house prices or traffic until they're funded. Buying Downtown means betting on a plan you can read but not count on, and absorbing the decided changes — higher tax and water bills — right away.
