Homes Downtown
What's here, what it costs, and how it differs from the rest of the city.
What kinds of homes are in Downtown Fredericksburg, and what do they cost?
Mostly older houses on small lots — detached houses, rowhouses and duplexes, many on alleys — plus apartments and condos over shops on the main streets. Redfin's public data put the Downtown median sale at $604,708 in August 2026, about $308 a square foot, with homes taking a median 53 days to sell.

What will you actually find for sale?
The City's plan describes the neighborhoods around Downtown as small-lot single-family homes with a strong mix of “missing middle” types — duplexes and rowhouses — at 4 to 20 homes an acre, many designed around alleys. The historic core and commercial corridors add apartments over shops.
Almost everything in the core is inside the Old and Historic Fredericksburg overlay, so exterior work visible from the street goes to the Architectural Review Board. Read what the ARB reviews before you budget a renovation, and what to inspect in an old house before you make an offer.
Redfin and the Census measure different things — Redfin's median is actual sales over a few months, the Census figure is what owners estimate their homes are worth — so read them side by side, not as a precise gap.

What's the trade-off?
Character and walkability cost more per square foot than the suburbs, and many Downtown homes come without a driveway or a big yard. You pay for being able to walk to dinner.
