The Parts of Downtown
What are the parts of Downtown Fredericksburg?
Downtown Fredericksburg is the City's Planning Area 7, and the City assessor files its homes under 14 named neighborhoods. This guide groups them into four parts: the Historic Core along the river, the North End toward the canal, Washington Avenue & UMW up the hill, and Lafayette Boulevard south of the tracks.
The four differ most in rules and risk. The Historic Core holds 389 of Downtown's 481 historic-district homes and 81 of its 82 flood-zone homes. Lafayette Boulevard has no historic-district homes, one flood-zone home and the lowest 2025 median assessment of the four parts, $484,200.
